Transforming a Roof: A Detailed Look at Our Recent Project in West Vancouver

At Neo Roofing Solutions, we take pride in delivering high-quality roofing solutions that not only enhance the aesthetic appeal of homes but also ensure long-lasting durability and performance. Our latest project in West Vancouver involved a comprehensive roof renovation that showcases our commitment to craftsmanship and attention to detail. Let’s dive into the steps we took to transform this roof and the materials we chose for optimal results.

Step 1: Removal of Old Cedar Shingles

The first phase of our project involved carefully removing the existing cedar shingles. This step is crucial as it allows us to assess the underlying roof structure for any damage or decay that may have gone unnoticed. By starting with a clean slate, we ensure that the new roofing system is built on a solid foundation. While cedar shingles can be beautiful, they often require more maintenance than modern materials. Thus, this upgrade was a necessary step toward a more sustainable roofing solution for our West Vancouver client.

Step 2: Installing New Plywood

Once the old shingles were removed, we proceeded to install new 5/8” plywood over the entire roof deck. This plywood acts as a strong, stable substrate for the new roofing materials. By choosing high-quality plywood, we enhance the roof’s overall integrity and resistance to the elements. Proper installation of the plywood is essential to prevent future issues such as leaks or sagging, which can occur if the base is compromised—especially important in West Vancouver’s rainy climate.

Step 3: Hidden Gutters with EPDM Membrane

One of the standout features of this project was the installation of hidden gutters. For these, we opted for a 24” wide, 60-mil EPDM (ethylene propylene diene monomer) membrane, paired with new copper drains. EPDM is known for its excellent weather resistance and durability, making it an ideal choice for hidden gutters that need to manage water effectively without being visible. The copper drains not only add a touch of elegance but also ensure efficient water flow, preventing any blockages that could lead to water damage.

Step 4: High-Temperature Self-Adhering Membrane

To further protect the roof, we applied a high-temperature self-adhering membrane over the new plywood. This advanced material provides an additional layer of waterproofing and is designed to withstand extreme temperatures. The self-adhering aspect simplifies installation and ensures a secure bond, reducing the risk of leaks over time. This step is particularly important in West Vancouver, where significant rainfall can challenge traditional roofing materials.

Step 5: Installing Enviroshake Shingles

Finally, it was time to install the new Enviroshake product, a revolutionary roofing material made from recycled plastics and rubber. Enviroshake offers the beauty of natural wood shakes while providing superior durability and low maintenance. To ensure that the shingles were securely fastened, we used 1 ½" stainless steel nails for all installations. Stainless steel is resistant to rust and corrosion, which is critical for maintaining the integrity of the roof over its lifespan, especially in West Vancouver’s moist environment.

Conclusion

By carefully executing each step of this roofing project, Neo Roofing Solutions has created a durable, attractive, and efficient roofing system that our Vancouver client can rely on for years to come.
